The above is only a partial list of new and off-the-plan apartment developments in Brisbane.  Take care when buying new and off the plan, as often the pricing is much higher than existing near-new apartments in a similar location.

Mirvac's Park Apartments

Mirvac's Park building at Newstead is complete, and there are a number of new unsold apartments being marketed by Mirvac.  These include:
  • Apt 97 on level 7, 2 bedrooms, 2 bathrooms, 107 sqm - $785,000.  
  • Apt 51 on level 13, 3 bedrooms, 2 bathrooms, 148 sqm - $1,325,000
These apartments are $7,336 and $8,952 a sqm respectively.  This seems outrageously expensive to me.    For example, a larger two bedroom riverfront apartment in Admiralty Tower Two can be bought for around $5,600 a sqm metre.  By way of comparison, a four year old, good quality two bedroom in Indooroopilly sold recently for less than $4,200 a sqm.

Advertised Rents

In today's Courier Mail and on REA, the following new developments had apartments that were advertised for rent:
  • Mirvac's Park apartments at Newstead - 2 beds at $700 a week; 3 beds at $1000 a week; 1 bed furnished at $650 a week
  • Pradella's Urban Edge at Kelvin Grove - 1 bed from $345 a week; 2 beds from $485 a week
  • Metro Property's The Chelsea at Bowen Hills - 1 bed for $405 a week; or $324 via NRAS; 2 bedrooms from $510 a week

Shrinking Apartment Sizes

In Brisbane, apartment sizes are shrinking.  Newer apartments are smaller than older apartments.  Many two bedroom apartments are now less than 85 sqm in total size (including balcony), compared with about 100 sqm five years ago, or 120 sqm ten years ago.

For example, DoubleOne3, a Devine project, has two bedroom, two bathroom apartments that have a total size of 74 sqm including balcony.  The "Superior" two bedrooms, on the corners of the building are 105 sqm in total size.

As another example, the size of two bedroom apartments in Mirvac's Park development at Newstead range from 96sqm to 112 sqm.  Mirvac builds larger than most developers, to a higher quality.  But compare Mirvac's Quay West development in Brisbane from more than 10 years ago.  There, the two bedroom apartments were 126 sqm.  In Mirvac's Arbour on Grey, from about ten years ago, most of the the two bedrooms were around 109 sqm.

In NYC, the size of new rental apartments is also decreasing, but the size of owner-occupied condos is increasing.  See NY Times.  I think that a similar distinction will arise in Brisbane, where two bedroom apartments less than 95 sqm in total size will be relegated as investor only product.  Moreover, care should be taken when comparing apartments.  Often the smaller newer apartments are more expensive than the older, larger apartments.

Park At Waterfront

This weekend, I visited Park at Waterfront, a newly completed Mirvac apartment tower at the Newstead River Park.  The area was dark and desolate.  The Park building is located behind some car dealers, and other industrial properties.  It overlooks a small park and construction site for other buildings.  I would not feel safe walking around this area at night.  But seeing that there is nothing to walk to, I guess that is not an issue.  Why buy or live in an apartment in such an isolated wasteland?  The building itself seemed to be a fine looking building, not that many people will see it.

Waterfront Pier

I visited Mirvac's Waterfront project at Newstead recently, to see the completed Pier buildings. I was disappointed. The project has a barren, Russian communistic look. The buildings are light grey in colour, and have very little character. Nearby is the older Mariners Reach - it has a much more friendly and Queensland feel.

There is a park area behind Pier. Deserted and windswept. A very poorly designed and uninviting children's playground, with an unfenced pond nearby. A wasteland.

Shortly after, I drove to West End. Full of people, and much more lively.

Update: Mirvac reports that of the 99 apartments in Pier, 57 sold prior to completion. Of these, only 43 settled. That means that 14 buyers or about 25% of off-the-plan purchasers did not settle their contracts. Not good at all. Also, with prices for 3 bedroom apartments over $2 million, but rents only at $1750, not a great investment. That gives less than a 4.6% gross return, when other apartments in Brisbane are getting about 6% gross rental return.

Mirvac Abandons Tennyson Reach

Mirvac was developing Tennyson Reach, and aimed to have six apartment buildings along the river. Three have been built. They flooded. The apartments have dropped significantly in value (even prior to the floods). Three more apartment buildings were planned. Mirvac has now abandoned Tennyson Reach as a bad dream. No more apartments are to be built. I guess this means that the current owners should be happy that there will be less competition from future development. But it also shows that Mirvac thinks there will be no demand for further apartments in this out-of-the-way location that has few amenities.

When will Park Get Into Drive?

Mirvac's Park development at the Newstead River Park is currently being sold off the plan, and is due for completion in about June 2012. It is divided into two sections, Park North (which is more expensive) and Park South (which is less expensive.) There are 100 apartments in Park. So far, about 30 apartments have been sold. (See prior Park posts.)

It appears to be a quality but basic development. No pool. No gym. But it is priced too high for investors, and so seems to be aimed at owner occupiers.

In Park South, you can buy a 2 bedroom, 2 bathroom apartment on level 5 for $745,000. This apartment is 81sqm internal with a balcony of 15 sqm. The living room and both bedrooms are at the front.

There is also a 2 bedroom, 2 bathroom apartment on level 4 for $740,000. This is 93sqm internal, with a 15 sqm balcony. The living room is at the front. Both bedrooms are at the back. It is a floor-through apartment.

The kitchens for these apartments are located on the wall of the living/dining room. So taking out the bathrooms and balcony, these are 3 room apartments.

Mirvac's Park

The public release of Mirvac's Park is taking place today -- the same day that 3 apartments at Mirvac's Tennyson Reach are being auctioned due to failure of the buyers to purchase -- and where the off-the-plan contract price is now above market price.

In my opinion, Park is overpriced:
"One, two, three bedroom apartments plus Pavilions are available for purchase now off the plan. Featuring classic toned interior colour schemes with functional spaces, clever storage and useable outdoor areas, each tower has a selection of floor plan styles to choose from.

One bedroom apartments from $495,000

Two bedroom apartments from $675,000

Three bedroom apartments from $975,000

Pavilions from $1.6 million"

See this post for a comparison of these prices with current market pricing. Before buying in Park, I would go to the auction of a 2 bed apartment in Mirvac's Quay West -- which is over 125sqm in size, park and river views, a better location, plus a pool (which Park does not have).

Mirvac's Waterfront - New "Park" release


Mirvac has started its pre-release sales campaign for the Park building at its Waterfront development in Newstead. From the materials I have seen, it will have about 100 apartments. The building is divided into two sections, Park North and Park South. There is a mix of 2 and 3 bed apartments, plus some 1 bedrooms at the back of the buildings. It appears that this building has no gym or pool.

The floorplans are very Mirvac. For example, the smallest 2 bedroom apartment has a floorplan similar to the two bedroom apartments in Mirvac's Arbour on Grey at Southbank. The difference is size. The Park two bedroom is 81 sqm internal with a 14 sqm balcony, for a total of 95sqm. The similar Arbour on Grey apartment is 106 sqm in total.

That being said, there are some larger two bedrooms, and all seem to be well designed. There are floor-thu apartments, with the living at the front and bedrooms at the rear. The two bedroom apartments range in size from 95sqm total, to 108sqm, to 112sqm, to 116 sqm.

In some of the 2 bedroom apartments, the living room is very small, and is only 3.5m wide, which in my view is too tight. Most of the apartments have the laundry in a cupboard, and have a galley kitchen along the dining room wall (and no island bench).

The building is way back from the river, on a park to be constructed -- the site was an old industrial site, and had contamination problems that have been cleaned up.

Mirvac plans about 7 other buildings for this site, so there will always be more apartments to compete with. Also, FKP and others are building on Newstead River Park site.That being said, it is generally a good location. See maps here and here and here.

What concerns me is price. An equivalent Mirvac two bed apartment, overlooking Southbank Parklands or the Brisbane Botanical Gardens would sell in the price range $650K to $800K, with sizes from 106 sqm to 132 sqm, and river views. It appears that these new Park apartments, although smaller and newer, will sell for $100,000s more than the current price for a quality Mirvac apartment in Brisbane.

And remember that Mirvac had over 15 apartments fail to settle at Tennyson, and they were resold about 20% less than the original sales price.
