Howard Smith Wharves

Under the Storey Bridge are some old wharves.  I remember in the late 1980s parking my car on the wharves in this area.  There are now plans to redevelop the land, to build a small hotel and exhibition area, plus restaurants and cafes.  See http://howardsmithwharves.com

If completed, this will add value to the nearby apartments, Riverplace, the Admiralty buildings, and others nearby.

Construction was supposed to have started at the end of last year.

Lost Views for some apartments in Brisbane

You have to be careful these days when buying an apartment, because with all the development in Brisbane, your view may disappear or change.

Here is an example of an apartment in Sebel Suites (95 Charlotte St) on the 30th floor, where the aspect was impacted by a building nearby.  There are many other apartments in Brisbane that have recently been impacted or may soon be impacted by pending construction.

El Dorado Redone

A few years ago, a South African developer tried to redevelop the El Dorado cinema site in Indooroopilly.  The developer, PCN, went bust.  Now, a new development is planned, not just for the El Dorado site, but for neighbouring sites as well.

The development that has been proposed consists of two towers, as well as a podium containing cinemas, a bowling alley and possibly an open air cinema.

The first tower is 16 storeys, with 78 residential apartments.  (These will be mostly two bedroom apartments.)

The second tower is 21 storeys, with 255 residential apartments and 70 short stay suites.  There will be 135 two bedroom apartments, with the remainder being 1 bedroom or studios.  The second tower also has a round Skybar on level 21!

There will be no three bedroom apartments.

300 George Street

The site of the old Supreme Court and District Court buildings at 300 George Street have been sold by the State Government to a property developer.  Three towers are planned for the site, including an office tower, a residential tower and a hotel.  There will also be a shopping mall at ground level.  The residential tower will be 82 levels high, and consist of 428 apartments.  There are two recreation decks (level 4 and level 45) that will include pools, gyms etc.

The developers are a joint venture between Shayher Group and Bao Jia Development.

Kings Row, Milton Development

Investa has gained approval for a property development on busy Coronation Drive in Milton, backing on to McDougal Street.  The three office buildings currently on the site will be demolished, and replaced with two residential buildings containing 293 apartments and two office buildings.  I wonder how these buildings will impact the views from FKP's The Milton project.  Details here.

Brisbane Northbank Redevelopment

Campbell Newman is proposing new plans for the North Bank area of the Brisbane River, including George Street.  It seems like the hotel and casino proposal for the old State Library site has been put on ice by the new government.

Photomontages Misleading

"Up to 90 per cent of photomontages produced for development applications could be misleading, architects and planners say.  An architect and planner at Dickson Rothschild and visiting professor at the University of NSW, Nigel Dickson, said such images should be verified independently."

I think a similar point could be made about computer generated renderings for off-the-plan sales brochures.

Lend Lease Puts On Its Big Show

The headline of a story in the AFR on Thursday:  "Lend Lease Puts On Its Big Show", a story about the Brisbane RNA Showgrounds development, Show Ground Hill.  The first 43 apartments (The Green) will go on sale soon according to the AFR, with the developer using a $2 million sales suite and marketing shows in Sydney, Singapore, HK and KL to drive sales.  It is said to be a 15 year project, with 2000 dwellings, so I guess if you miss out on the first release, you will still have a chance to buy later on.

Prices for the first stage are reported to be $345,000 for a one bedroom apartment without parking to $665,000 for a two bedroom apartment.  This is a higher price than what you can buy today for a three to five year old apartment in a more central location.

CBRE says that "there was little demand for three-bedroom units in the market following a glut of high-end owner-occupier stock was built in the mid 2000s."

Off the plan sales data shows average price points have fallen 50% from the 2007 peak according to the AFR.  This means that cheaper, lower quality apartments are currently being marketed, not that prices for like-for-like apartments being sold off the plan have decreased.

CBRE says "Eventually it has the potential to become its own suburb."  This means that when first being built, there will be little infrastructure or amenity nearby for the initial residents.  In 15 years it may turn out ok, but that is a long time to wait, especially if the average hold period for an apartment is about 5 or 6 years.

CBRE also says:  "The Brisbane market is quite challenging at the moment, but my view is we are at the bottom of the market."

Mary Street Development

Demolition work has started on the 103 Mary St apartment hotel development.  It is located next door to the 111 Mary St "hole" that was to be the Vision building.

The 103 Mary Street development is 32 floors high, and will kill the views from the rear apartments in 212 Margaret St and in some of the Devine River City apartments.

Mary Street Developments

It has been reported that Devine has bought a two level complex at 99 Mary Street in Brisbane, which is adjacent to Devine's River City apartment building (at 79 Albert Street). Devine is said to be planning an A-grade office building. This will block views from the eastern side of River City apartments.

There are also plans for an office tower at 110 Mary Street, which is opposite 99 Mary Street. This is a 24 level office tower, called the Mattise Tower. This is next door to the Quest River Park Central Serviced Apartments building, and will block the views on the western side of that building.

There is also the large Vision apartment building at 105 Mary Street, which will be more than 60 levels. This will also impact the Quest River Park Central Serviced Apartments building, and will block the park views of the Charlotte Towers building.

There is also talk that the Kings Carpark at 53 Albert Street will be redeveloped, impacting River City apartments.
