Flood Update

When driving down Coronation Drive tonight (Monday), some apartment buildings were dark and empty. This included Coronation Residences. Koko apartments at West End were dark, but I understand only the basement was flooded. (Update: As at Australia Day, Koko Apartments were still evacuated; and Pradella's Left Bank carpark was still closed.)

Hale Street Bridge

The new Hale Street Bridge (or Link as the Council calls it) has a fly-over on Coronation Drive. Will it impact the views of Coronation Residences and Vue?

It will increase traffic on Merivale Streets and Cordelia Streets in South Brisbane. I would not buy an apartment on these streets.

"The revised plan, which was passed by Brisbane City Council at a special meeting today, includes an overpass from the Riverside Expressway to Coronation Drive at a cost of $55 million, and removes the need for outbound traffic to queue at an intersection.

"This will allow outbound traffic from the city to proceed to the west along Coronation Drive by going up and over southbound traffic," Cr Newman said.

Original projections found the construction of the bridge and link would add an additional 40 minutes to peak-hour commutes during 18 months' of work."

Coronation Residences at Milton

Coronation Residences at Milton is a luxury apartment block, overlooking Coronation Drive and the Brisbane River.

The developer is currently discounting the remaining apartments.

The cheapest is a 3 bedroom on the Western side, level 1, at $995,000. It is 137 sqm internally, with a total of 198 sqm. (There are level 2 and 3 apartments available with the same floor plan, at $1,075,000 and $1,150,000.) The only problem with this apartment is that the wall of glass on the Western side looks into an office building.

There is a two story two bed apartment on Levels 5 and 6, unit 36. It is huge, with 142 sqm internal, and two balconies overlooking the river, to give a total of 169 sqm. Each bedroom and the dining room, lounge and kitchen have river and city views. There are two bathrooms and a powder room.

A magnificent 3 bedroom, floor-through, apartment on level 5, which is 200 sqm and listed at $1,395,000.

These apartments have the some of the best finishes in Brisbane. All have river views.

The only issue is that that they get noise from Coronation Drive. The windows are all double glazed, so there is little noise in the apartment. But it is not quiet on the balcony.

Compared with Riverpoint or Flow, these apartments are a bargain.
