New or resale apartment?

I am often asked whether it is better to buy a new or a resale apartment.  Often, you get better value in a resale apartment.  There are less marketing and agent costs, and the seller does not have to achieve a price to satisfy a bank or investors.  A resale apartment may have an older kitchen or bathroom, but will often be larger.

Before buying a new off the plan apartment, look at what is available today for resale.  For example, this apartment in Admiralty Towers Two, on a high floor, is listed for sale at $749,000.  This is in a good location on Queen Street, near the Marriott Hotel and the Howard Smith Wharf development.   It is direct river front, has excellent views, deducted air-conditioning (not a split system) and is 116 sqm (much larger than most new two bedrooms.)  Currently, it achieves $670 a week rent.

Admiralty Towers 2 sales

Some recent sales in Admiralty Two, a tower on the Brisbane riverfront, at 501 Queen Street.  One of the better buildings in the city, which large apartments all with riverfront views that cannot be built out.  The building has two swimming pools, and direct access to the river boardwalk.

Reported sales since January 2014, with most recent sales listed first.

Apt 166, about level 29, 3 bedrooms, $979,900
Apt 58, 2 bedrooms, 2 bathrooms (116 sqm) - $785,000
Apt 19, 2 bedrooms, 2 bathrooms (116 sqm) - $770,000
Apt 115, 2 bedrooms, 2 bathrooms (116 sqm) - $755,000
Apt 127, 2 bedrooms, 2 bathrooms (116 sqm) - $750,000

The average price so far this year for the larger two bedroom apartment in this building is $765,000, or $6,594 a sqm.  If you are buying off the plan, you may wish to measure against this sqm price for comparison.

Spire at 550 Queen Street

After it failed to sell the land, Consolidated Properties has announced that it will be developing a 39 level tower at 550 Queen Street, called Spire.  It will have 340 apartments, which appear to be small one and two bed apartments.

Previously, an office building was planned for the site.  See SMH.

550 Queen Street Potential Tower

Consolidated Properties has put 550 Queen Street up for sale.  It has frontages to Queen St, Ann St and Clark Lane.  The land has development approval for a 20,000 sqm tower.  The AFR reported on Thursday (8/2/14, p. 45) that there was strong interest from residential development companies.  (The article also states that 4000 residential apartments are currently under construction in Brisbane, with up to another 3000 that could complete by 2015/16.  There is a risk of oversupply.)

This proposed development will have a negative impact on Willahra Tower, at 540 Queen Street.  Willahra Tower is an apartment building that has short term rentals.  (Bad reviews on TripAdvisor.)  Small apartments, with a two bedroom less than 75sqm internal.  Apartments are advertised as "cheap", and there is a reason for this.  My advice -- avoid!

480 Queen St


A new building has been proposed for 480 Queen Street, on the site of the proposed Trilogy Tower. It is an office building. No apartments. 36 levels high. It will block some of the northeastern views of some of the Aurora apartments on the lower floors.

Trilogy Tower

The pre-sales website has been launched for Trilogy Tower, on Queen Street. See http://www.trilogytower.com.au/

The developer, APH, is selling the whole building. There have been full page advertisements in the Financial Review.

Although not yet started, this building will be 70 floors high, located next door to Aurora.
