Sounds very expensive to me, for this quality product in this location.
For example, this 90 sqm internal apartment, a high quality Mirvac apartment, in a much better location is being sold for "$580,000 plus".

That 307 canvas apartment comfiguration is now $25,000 higher about 1 year later (http://www.realestate.com.au/property-apartment-qld-south+brisbane-112985003)
Even with the $5000 increase per level higher, that's quite a big jump in just 1 year, isn't it!
